Booking and cancellation terms

Your contract is with CORE Luxury Suites, Pounta Lazareta, 370 02 Skiathos, Greece. When you book direct, the reservation is taken in the property’s booking engine, run by WebHotelier at coreluxurysuites.reserve-online.net. WebHotelier operates the engine; it is not your host.

If you book through Booking.com, Expedia, Trip.com or another platform, that platform’s conditions govern the reservation as well as these.

The house holds fourteen suites, sold as five categories: Signature, Family, Deluxe, Superior and Classic. You book a category. Magda and Gregory assign a suite within it according to what is free when you arrive.

The fourteen names are the character of the house, not a menu. A named suite cannot be chosen at the time of booking and cannot be requested afterwards. Anyone who tells you otherwise is not the property.

A suite cannot be booked for a single night. The availability form on this site will not submit a single-night search, and the engine holds the condition that applies to your dates.

The engine always shows the exact condition for the dates you have chosen; where this page and the engine disagree, the engine is right.

Rates depend on the dates, the category and the rate plan, and are shown in the engine for your dates before you commit to anything. Each rate plan carries its own payment terms: what is taken now, what is taken later, and what happens if you change your mind.

Read the conditions on the rate you are choosing. They are on the same screen as the price, not hidden behind a link, and they are repeated in the confirmation you receive by email.

Greek law charges a fee on every paid overnight stay in the country. It is collected by the accommodation, usually on arrival or departure, and paid on to the tax authority. It is not part of the room rate and no accommodation can absorb or waive it.

The amount is set per room per night and depends on the type and official classification of the accommodation and on the season, higher from April to October than from November to March. The exact amount follows from the property’s own classification and is shown at check-in.

Each rate carries its own cancellation window. It is shown before you pay, and again in your confirmation email. To change or cancel, use the link in that email or write to us.

A stay booked for particular dates is outside the fourteen-day right of withdrawal that applies to most things bought at a distance. That exception is written into Article 16(l) of Directive 2011/83/EU and carried into Greek consumer law. The cancellation terms of your rate apply instead, which is why they are shown before you pay.

The Family category takes four guests and Signature takes up to five. The capacity of each category is shown in the engine when you enter the number of adults and children; enter them honestly, because a suite that is over its capacity cannot be occupied.

There is no breakfast, no restaurant, no bar and no pool, and the property neither runs nor arranges transfers. None of that is an omission from the booking; it is what the house is.

Tell Magda and Gregory first, while you are still at the house if you can. Most things can be put right on the spot.

If that does not settle it, the Greek Consumer Ombudsman (Συνήγορος του Καταναλωτή) is a certified body for the out-of-court settlement of consumer disputes under Directive 2013/11/EU: 144 Alexandras Avenue, 114 71 Athens, grammateia@synigoroskatanaloti.gr, synigoroskatanaloti.gr.

The European Online Dispute Resolution platform was shut down on 20 July 2025, so there is no link to it here. Older hotel sites still carry one; it goes nowhere.

Greek law governs the contract and the Greek courts have jurisdiction. If you live elsewhere in the European Union, the consumer protections of your own country still stand.
